We do require a security deposit, which amounts to 50% of the first month's rent. This deposit is necessary to take the property off our current listings. Please note that as long as we haven't received the deposit, the property will continue to be listed as available. To ensure your home is secured, it's essential to submit the deposit as soon as possible.
 
To reserve a property, we require the security deposit and 1/2 of the monthly rent.  For example, if you rent is $900, you would need to bring in $900 to reserve the property. $450 of that is deposit and $450 is 1/2 of the rent amount. In the event that you decide not to proceed with the move-in, the security deposit is fully refundable. However, it's important to note that the pre-payment of your rent will be treated as an administrative fee and, as such, is non-refundable.
 
Your monthly rent will be prorated based on the number of days you'll be a in the home for that specific month. To illustrate, let's say your monthly rent is $900:
  • If you move in on the 1st, your monthly rent is $900.
  • If your move-in date is the 10th of that same $900 a month rent, you'll be charged for the period from the 10th to the end of the month. In a 30-day month, this equates to $30 per day. Therefore, for your residency from the 10th to the 30th, the rental amount would be calculated as 20 days x $30/day, resulting in a total of $600.
 
After placing my deposit and 1/2 month of rent to take the property off the market, how long do I have to move-in? After placing your depsoit and 1/2 of the rent amount, you may schedule your lease sign date out up to 30 days. If you do not sign the lease by day 30, the property will be put back on the market and your 1/2 off first month of rent will be lost.  If you need more then 30 days to sign your lease, please contact the office as we may be able to develop special terms to accomodate thsi request. 
 
By now, you already paid your security deposit and 1/2 of the lease amount.  So on lease sign day, you will need to bring in the other 1/2 of the montly rent + $150 adminstriave fee. For example, if the rent is $900 a month, you will already have brought in $450.  So on lease sign date, the remaining $450 + the $150 admin fee.
 
To ensure clear communications, maintenance requests must be in writing. The easiest way to accomplish this is to log into your portal and enter the request. We receive maintenance orders 24 hours a day. 
 
We aim to complete maintenance requests as soon as possible to avoid disrupting your life. We know how inconvenient issues can be, so we accept requests 24 hours a day. When we get your request, we immediately start working on your work order; although we have several vendors to handle these issues, they get backed up too, and it is possible to be without these services for 2 to 3 days. Some maintenance requests that come in late Friday may not be able to be completed until Monday because supply houses containing the part to fix your home are closed on the weekend. Also, some repairs could be delayed if a certain part is unavailable locally. We see a spike in A.C. and heat calls in the summer and winter. We suggest being proactive by having a window unit on stand-by or a heating device to keep you comfortable until we can get your heating or air issue resolved.
  
Contact ouf office to communicate when you will make your payment. If we do not hear from you, unfortunately, we have to move forward with filing for eviction, something we want to avoid. Avoid this scenario by simply communicating.
 
You have the convenience of making electronic rent payments through your resident portal. Additionally, you can choose to pay using a Rent Money Voucher. With numerous payment centers available in Little Rock, you have various locations to choose from. You can locate your RMV account number in your resident portal under the "cash" payment method or obtain it from your property manage. Rent can't be dropped off at the office. 
 
Currently we are on limited office hours by appointment only. This will change in the near future.
 
Your lease is a binding contract, thus we require a 30-day written notice through your portal if you need to terminate early. The penalty for breaking your lease is a fee equal to 1 month's rent. You are also required to pay rent during the 30-day notice period. We must receive that penalty before you move out. Not paying your lease break fee will result in late fees, legal fees, collection fees, and credit reporting.
 
We understand that home isn't just about walls and a roof; it's about the loving pets companions too.  However, with pets can create additioanl wear & tear on the home. Our pet policy is as follows:
  • All pets must be disclosed on the application and approved by Turnkey PMG
  • We reserve the right to refuse certain breeds of pets that our insurance company indentifies as vicious breed.
  • Each pet requires a $250 non-refundable pet fee and $20 a month per pet
